Historic Revival in Chicago: Restoring the Iconic Limestone Entryway at W Pierce Ave

Tucked away in one of Chicago’s historic neighborhoods, the property at W Pierce Ave. stood as a testament to timeless architecture. Two towering columns had shifted out of alignment, while the balcony above leaned outward, with detached limestone coping creating a serious hazard. Missing mortar and open joints caused the stones to sag and shift. Additionally, the foundation beneath the structure was compromised, jeopardizing the integrity of the entire entryway.

Without intervention, this iconic piece of Chicago’s history risked further deterioration and posed an immediate safety threat to occupants and visitors.

Temporary Structure Stabilization

With expertise in historical masonry, Marion Restoration quickly developed a stabilization plan to prevent further damage. This temporary solution combined engineering precision with respect for the building’s original character.

  1. Structural Support: Beams and jacks were placed beneath the balcony to redistribute weight and relieve stress on the misaligned columns.
  2. Securing Stonework: Straps anchored to the building stabilized the balcony stones, preventing further movement.
  3. Ensuring Safety: Tenants were redirected to the side and rear entrances during stabilization.

These measures provided the breathing room needed to plan the next phase: a complete restoration.

With the structure stabilized, Marion Restoration implemented a meticulous restoration process, balancing historic preservation with modern stability.

Each limestone piece was carefully removed, photographed, and labeled, allowing for an accurate reassembly that honored the original craftsmanship.

Rebuilding the Foundation

The failing foundation, identified as a primary source of instability, was completely rebuilt to ensure lasting structural integrity.

Prioritizing Conservation

Marion Restoration reused as many original limestone elements as possible, repairing worn stones and replacing only the most damaged pieces. New limestone elements were fabricated to match the originals seamlessly.

From rough-terrain lifts to precision tools, every piece of equipment and material was carefully chosen to handle the heavy limestone and ensure a durable restoration safely.
